MINIMUM STAY REQUIREMENT
A two-night minimum stay is required.

MINIMUM AGE
In order to rent, all guests must be 25 years of age or have a parent or guardian staying in the property.

MAXIMUM OCCUPANCY
The maximum number of guests allowed is 4.

PAYMENT
A payment of 50% of the total reservation amount is required at the time of reservation. Please do not make a reservation unless you are sure of your ability to pay this amount at time of booking.

TAXES / FEES
State and local taxes totaling 10.55% are additional to the base rental rate. Additional fees may be applied by booking sites like VRBO, TripAdvisor, etc.

CANCELLATIONS
100% refund if your reservation is cancelled 30 days or longer in advance; 50% refund if cancelled 14 to 30 days in advance. No refund if cancelled within two weeks unless we are able to rebook some or all of your nights.

CHECK-IN
Check-in is 4:00 PM or later. Our cleaners work diligently to have our property ready for you right at 4:00 PM, but there are rare occasions when additional cleaning may be required. There are no refunds in this situation.

CHECKOUT
Checkout is by 10 AM. Late checkout requests cannot be accommodated. Provided in the property is a guest binder containing a short list of items we ask guests to check or complete before leaving. These are the same items you likely complete when leaving your own home.

PETS
We allow 1 adult dog weighing 25 lbs. or less for an additional $50 length of stay fee. Dogs are NOT allowed to be left in the property alone unless caged (not locked in a bedroom or bathroom) and MUST BE house trained and kept off beds and furniture. No puppies (they chew on furniture). Pets must be leashed when outdoors to keep them from wandering onto the decks of neighboring units.
Guests are required to pickup all outdoor pet waste. Failure to comply may result in additional cleaning fees.

HOUSEKEEPING
Daily housekeeping service during your stay is not provided.

VISITORS
Guests are not permitted to invite visitors. Only paying guests are allowed in the property.

SMOKING
Smoking is NOT allowed inside or outside of the property. This includes cigarettes, cigars, e-cigarettes, vape pens and marijuana.

PARTIES / NOISE / ALCOHOL
All guests are asked to respect the rights to a peaceful stay of guests in neighboring units by limiting excessive noise. If you engage in loud or party-like behavior, you are at risk of violating the City of Estes Park’s noise ordinance and could face a fine or be asked to vacate the property. Quiet hours are from 9 PM to 9 AM.

Guests are asked to consume alcohol in moderation as excessive alcohol consumption increases the likelihood of property damage. You will be held responsible for any damages resulting from diminished control or judgement due to excessive alcohol consumption.

FIREARMS / FIREWORKS
Absolutely no discharging of firearms is allowed on our property. This includes BB/pellet, Airsoft and paintball guns. The setting off of fireworks is absolutely prohibited.

DAMAGES
We reserve the right to withhold monies from your security deposit or charge your credit card for any damages or excessive cleaning from your stay. If you notice any problems upon arriving, please let us know right away to avoid any damages being charged to your account.

AMENITIES
Occasionally appliances, fireplaces, etc. can malfunction. We will service and restore these amenities as quickly as we can, but will not make any rental concession for time without these items. Likewise, loss of electricity, water, or other “Acts of God” that are outside of our control will not result in a refund of any monies paid. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency.

LEFT BEHIND ITEMS
Personal items left in the property after your departure are not automatically returned to you. You will need to call us and let us know of your wish for us to ship the item(s) to you. You are responsible for any shipping charges.
